Orlando-based economist Dr. Hank Fishkind recently said in several media reports he believes that “the worst of the so-called housing crisis has probably been mitigated by the actions of the Fed. Recovery will take a while, but it has begun.” Another economist, Dr. Lawrence Yun, chief economist with the National Association of Realtors, predicts that the Florida housing market will get stronger in 2008 and will be booming again by 2010.
I’ve been working with some townhome product and I am impressed with the price point in my area. I am seeing a general trend of the Europeans snagging up this home product. The Europeans are wise opportunistic buyers. They watch and purchase with conservative analysis. Now they are buying. The US consumer may find themselves behind the eight ball on getting this townhome product. I have recently visited new townhome developments in Sarasota and Parrish Florida and they are selling townhomes that aren’t even out of the dirt yet. Permitting is in with the county and they are sold ahead of the game. Don’t get me wrong, there are really good resale townhomes on the market so take advantage of the buyers market because sellers are ready to wheel and deal.
Location and lifestyle amenities are always the million dollar attributes for real estate. With the extensive inventories in urban and suburban locales, buyers can live closer to work and schools. First-time homebuyers have many affordable options in the town home and condo markets. In addition, you can get FHA on these purchases with very little down with great rates out there to qualifying individuals. JUMP ON THIS. No maintenance to worry about. Maintenance Free is the way to go. I like to think that mortgage escrow accounts are maintenance free monthly payments. (don’t forget your HOA).
